A walk-in cooler that won't hold temperature is one of the most common calls we get from restaurants, grocery stores, and convenience stores around Conway, Little Rock, and the rest of central Arkansas. Before anyone starts talking about compressors or refrigerant, there's a specific order we work through. It's the same sequence every time, because it moves from the simplest, cheapest issues to the more involved ones. Here's what that looks like.
1. Door Gaskets and Seals
The first thing any tech checks is the door itself. A torn, warped, or dirty gasket lets warm, humid air leak into the box all day long, and the refrigeration system ends up fighting a losing battle. Signs of a bad gasket include visible tears, gaps you can see light through, or a door that doesn't sit flush when closed. Frost buildup around the door frame or on nearby coils is another red flag. Gaskets take a beating from daily traffic, and on older units they're often the reason a cooler struggles to hold temp even when everything else is running fine.
2. Evaporator Coil
Next is the evaporator coil, usually mounted inside the box near the ceiling. This coil is what actually pulls heat out of the air, and if it's caked in ice or coated in dust and grease, it can't do its job. Heavy ice buildup on the coil is one of the most common reasons a walk-in stops cooling, and it usually points to one of a few causes: a door left open too long, a failing gasket, airflow blocked by boxes or product stacked too close, or a problem further down this list, like the defrost cycle or refrigerant charge. A coil buried in ice needs to be diagnosed, not just chipped clean, since the ice is a symptom rather than the root problem.
3. Condensate Drain
Every evaporator coil produces condensation as it runs, and that water has to go somewhere. The condensate drain line and pan are checked next because a clogged or frozen drain line backs water up into the box, refreezes on the coil, and can trigger exactly the same ice buildup described above. Standing water on the floor of the cooler, or ice forming under the evaporator unit, usually traces back to a drain line issue. On a lot of service calls, what looks like a refrigerant problem turns out to be a blocked drain line that's been ignored for weeks.
4. Defrost Cycle
Walk-in coolers are built to run periodic defrost cycles that melt off the normal frost that accumulates on the coil during regular operation. If the defrost timer, control board, or defrost heater fails, frost keeps building instead of melting off on schedule, and eventually the coil ices over completely and airflow stops. A tech will check whether the defrost cycle is initiating and completing on the schedule it's supposed to. This is electrical control work, and diagnosing a bad defrost timer or heater element should be left to a licensed technician rather than something to troubleshoot with the breaker.
5. Refrigerant Charge
Refrigerant charge is checked last, not because it's unimportant, but because a low charge is often the result of a leak somewhere in the system, and finding that leak takes time and the right equipment. Low charge symptoms can look a lot like the earlier issues on this list — poor cooling, iced coils, long run times — which is exactly why gaskets, coil condition, drain lines, and the defrost cycle get ruled out first. Handling refrigerant requires EPA certification, and any work on the sealed system, compressor, or electrical components needs to be done by a licensed technician. This isn't a step for DIY troubleshooting.
Why the Order Matters
Working through these five points in sequence saves time and money. A restaurant owner who calls thinking they need a new compressor often just needs a gasket replaced or a drain line cleared. Starting with the simple, visible checks before moving into the electrical and refrigerant side of things means the problem gets fixed at the actual source instead of being patched somewhere downstream.
