Walk into almost any restaurant or grocery cooler that's running warm, frosting up, or eating a compressor, and the first thing we check isn't the compressor at all. It's the rubber gasket running around the door frame. That strip of rubber is the cheapest part on the whole unit, and it's usually the last thing anyone thinks to replace — right up until it costs a lot more than a gasket.
How a Split Gasket Ices the Box
A walk-in cooler or freezer door gasket has one job: seal the door tight enough that warm, moist kitchen or dock air can't sneak into the box. When the gasket cracks, tears, or pulls loose from the door, that seal is gone. Warm humid air gets pulled in every time the compressor cycles, and that moisture has to go somewhere. It lands on the evaporator coil and freezes solid.
Once the coil starts icing over, airflow through the evaporator drops. The box can't hold temperature evenly, product near the door runs warmer than product in the back, and you start seeing frost buildup on walls, shelving, and packaging. None of that is a compressor problem. It's an air-leak problem with a compressor symptom.
Why the Compressor Runs Nonstop
A cooler with a bad door seal is fighting a losing battle around the clock. Every time warm air leaks in, the thermostat calls for more cooling, so the compressor cycles on again. Instead of running in normal, controlled cycles, it ends up running long, or running almost continuously, just to chase a setpoint it can't hold.
- Longer run times mean higher electric bills every month, not just during a hot spell.
- Compressors are built to cycle on and off, not run constantly — added strain shortens the life of a component that's expensive and slow to replace.
- A coil buried in ice can't transfer heat properly, which makes the compressor work even harder to get nowhere.

The Health Inspection Problem
Torn or missing door gaskets are a routine writeup on health inspections. Inspectors check door seals directly because a leaking gasket is a direct sign the unit may not be holding safe temperatures consistently, especially near the door where product sits. Combine that with visible ice buildup or a warm reading on a thermometer check, and a simple rubber seal turns into a critical violation, a re-inspection, and a scramble to fix it before the next visit.
The Dollar-Bill Test — Do This Today
Any manager or shift lead can run this check without any tools, and it takes about two minutes per door.
- Close the cooler or freezer door with a dollar bill hanging halfway in the seam, at several points around the frame — top, bottom, both sides, and the corners.
- Pull gently on the bill while the door is shut.
- A good gasket grips the bill enough that you feel resistance pulling it out.
- If the bill slides out with little or no resistance at that spot, the seal has failed there.
Run this test at eye level, at the bottom corners, and anywhere you can already see daylight, frost, or a visible gap. Gaskets rarely fail evenly — it's common for one corner or the hinge side to go bad well before the rest of the seal looks worn.
What Else to Look For
- Cracking, brittleness, or a gasket that's pulling away from the magnetic strip or door channel.
- Visible ice on the door frame, hinges, or evaporator coil.
- A door that doesn't sit flush or takes extra force to latch shut.
- Condensation or frost trails on the floor just inside the door.
Why This Isn't a Do-It-Yourself Job
Swapping a gasket sounds simple, and the part itself is inexpensive, but getting the right profile, size, and mounting style for your specific door — and diagnosing whether the door itself is out of alignment, the hinges are worn, or the real problem is upstream in the refrigeration system — takes a trained eye. If the coil is already iced over or the compressor has been short-cycling or running long for a while, that's refrigerant and electrical work that should only be handled by a licensed technician. Trying to chip ice off a coil or adjust refrigerant charge without that training risks damaging the system or getting hurt.
