Why Your Commercial Energy Bill Spiked: The HVAC Culprits

You open the utility bill, it is several hundred dollars higher than last month, nothing about the business changed, and nobody can tell you why. In central Arkansas that conversation usually starts in June and does not end until October. The good news is that a commercial HVAC high energy bill almost always has a specific, findable cause, and the equipment on your roof is the first place to look.

Rule out the easy explanations first

Before anyone opens a panel, compare kilowatt-hours to the same month last year rather than comparing dollars. Rate changes, demand charges, and a hotter than usual stretch can move the total without a thing being wrong with your equipment. Then account for what changed inside the building: longer hours, a new fryer or reach-in, more staff, a walk-in door that now sits open through deliveries. If usage jumped and none of that explains it, you have a mechanical or control problem.

Dirty coils and filters are the most common culprit

A condenser coil packed with cottonwood, kitchen grease, or parking lot dust cannot reject heat. The system responds by running longer and at higher head pressure, which is exactly what an expensive bill looks like. Restaurant rooftops are the worst offenders, because exhaust fans lay down a film of grease that plain dust never would.

  • Clogged filters choke airflow, cut capacity, and can ice an evaporator coil
  • Blocked condensers raise head pressure and push compressor amp draw up
  • Ice machines and walk-ins with the same dirty-coil problem quietly add to the same bill
  • Landscaping, dumpsters, or stacked pallets crowding a condenser cause the same effect

Filter changes on a documented schedule and professional coil cleaning are the cheapest efficiency work available to you. Most buildings we walk into are overdue for both.

Failing capacitors and contactors make everything work harder

A weak run capacitor does not always stop a motor. Often it lets the motor keep turning while pulling more current than it should, and a pitted contactor can do something similar. The unit still cools, the staff never complains, and the meter keeps spinning. That is why electrical wear frequently shows up on the bill months before it shows up as a no-cool call.

This is not a maintenance-staff item. Capacitors hold a charge even with the disconnect pulled, and checking motor loads means working in a live panel. Have a licensed technician measure capacitance and amp draw against the nameplate. Do not open the electrical compartment yourself.

Short cycling wastes power in bursts

Equipment that starts and stops every few minutes uses more energy than equipment running a steady cycle, because startup is the most expensive moment in that cycle. Short cycling also beats up compressors and shortens equipment life. The causes range from an oversized unit to a poorly located thermostat, a refrigerant charge problem, a dirty coil, or a failing control board, and sorting out which one requires gauges and a licensed technician. Refrigerant work is EPA-regulated and is never a do-it-yourself repair. If you can hear a rooftop or condensing unit cutting on and off over and over, get it looked at.

Thermostat schedules quietly run the building all night

This is the fix that costs nothing and gets skipped constantly. Schedules drift after a power outage, a controller swap, or a manager overriding a setpoint and never putting it back.

  • Confirm unoccupied setbacks actually engage after close, on weekends, and on holidays
  • Look for thermostats left in hold or override mode
  • Make sure zones are not fighting each other, one heating while its neighbor cools
  • Lock out setpoints so they cannot be dragged to 65 on a bad afternoon
  • Check the time and date on every controller, including after a time change

Aging equipment costs more every season

Compressors lose efficiency as they wear, heat exchangers foul, dampers stick, and a unit built two decades ago was never designed to the efficiency standards current equipment meets. At some point the repair-and-limp approach costs more than replacement. The honest way to decide is to put numbers on it: repair history, current runtime and amp draw, and what a properly sized replacement would use. Age by itself is not a reason to replace working equipment, and nobody should tell you otherwise without looking at your system.

What your team can handle, and what to leave alone

  • Safe in-house: change filters, keep the space around condensers clear, log the schedules, watch for iced coils, note which units seem to run constantly
  • Licensed technician only: refrigerant charge and leaks, electrical testing and repairs, gas heat sections, compressor and control diagnostics, rooftop coil cleaning
