A flickering light is easy to ignore when you're busy running a restaurant, grocery store, or shop floor. But in a commercial building, flickering is rarely just an annoyance. It's a symptom, and the underlying cause ranges from a worn-out light fixture to a loose connection that can start a fire. Here's how to think about what's happening, and where the line is between a simple fix and a call to a licensed technician.

Loose or Corroded Connections

One of the most common causes of flickering in older commercial buildings is a loose connection. Wire nuts work themselves loose over years of thermal cycling, terminal screws back out, and connections corrode in humid or greasy environments like kitchens and coolers. When a connection is loose, current arcs across the tiny gap, and that arcing shows up as a flicker.

This one matters because loose connections are a genuine fire risk. Arcing generates heat, and heat inside a wall, panel, or junction box has nowhere to go. If you smell anything burning, see scorch marks, or feel warmth on a cover plate or breaker, treat it as urgent. Do not open panels or poke at wiring yourself. This is licensed-electrician territory, and a qualified technician has the tools to find the bad connection safely.

Overloaded Circuits

If your lights dim or flicker when a specific piece of equipment kicks on, you're likely looking at an overloaded or overtaxed circuit. Walk-in compressors, ice machines, HVAC condensers, mixers, and other motor-driven equipment pull a large surge of current at startup. On a circuit that's already near its limit, that surge causes a momentary voltage drop, and the lights react.

Occasional dimming during a big startup can be normal on shared circuits, but a pattern of it usually means the electrical load has outgrown the wiring. Businesses that have added equipment over the years often run into this. The fix is a load evaluation and, frequently, dedicated circuits for heavy equipment so your lighting isn't fighting your refrigeration for power. That planning and any panel work should be handled by a professional, not patched with a bigger breaker.

Failing Ballasts and LED Drivers

When the flickering is limited to one fixture or a small group of them, the fixture itself is usually the culprit. Older fluorescent fixtures use a ballast, and a failing ballast produces flickering, buzzing, humming, or a slow, uneven start. Fluorescent tubes also flicker as they reach end of life, sometimes with a pink or dark band near the ends.

LED fixtures have a driver instead of a ballast, and a failing driver causes the same flickering behavior. LEDs can also flicker when paired with an incompatible dimmer. The practical takeaway: if the problem follows one fixture, the fixture or its ballast/driver is the likely cause, not your whole electrical system. Many businesses use this as the moment to retrofit tired fluorescent fixtures to LED and cut both the flickering and the energy bill.

Utility and Building-Wide Issues

Sometimes the problem isn't inside your walls at all. If lights across the entire building flicker at the same time, especially during storms, heavy demand, or at consistent times of day, the issue may be on the utility side or in your main service. Voltage fluctuations from the grid, a problem at the transformer, or a loose connection in your main service or meter base can all cause building-wide flickering.

A quick sanity check: ask whether neighboring businesses are seeing the same thing. If they are, it points toward a utility issue worth reporting to your power company. If it's only your building, the problem is likely in your service equipment and warrants a professional inspection before it gets worse.

When Flickering Is Actually Dangerous

Most flickering is a maintenance issue. Some of it is a warning. Stop and get a licensed technician out quickly if you notice any of the following:

  • A burning smell, buzzing, or crackling near fixtures, outlets, or your panel
  • Warm or discolored cover plates, switches, or breakers
  • Flickering paired with breakers that trip repeatedly
  • Sparks, scorch marks, or smoke
  • Widespread flickering that suddenly gets worse

Any of these can indicate arcing or an overloaded system that's overheating, and electrical faults don't fix themselves. This is not a DIY situation. Commercial electrical work carries serious shock and fire risk, and it needs to be diagnosed and repaired by a qualified professional.
