How Long Should Commercial Kitchen Equipment Last?

Every machine in your kitchen is on a clock. The question we hear most from owners in Conway, Little Rock, Benton and Searcy isn't "can you fix it" — it's "should I keep fixing it." That's a fair question, and it gets easier to answer once you know roughly where a piece of equipment sits in its service life.

Here's how we look at commercial kitchen equipment lifespan in the field: what each category should give you, what shortens it, and what tells you the repair money has stopped making sense.

Typical service life by category

Treat the ranges below as planning numbers, not guarantees. A well-maintained unit in a clean, well-ventilated space can beat the top of its range. A neglected one sitting in a hot, greasy corner can fall well short of the bottom.

  • Reach-in refrigerators and freezers: roughly 8 to 12 years. Gaskets, hinges and a clogged condenser coil cause most of the early failures.
  • Walk-in coolers and freezers: the box itself often outlasts the lease. The refrigeration system on top of it is the shorter clock — commonly 10 to 15 years.
  • Ice machines: commonly 7 to 10 years, and water quality decides where you land in that range. Hard water and skipped descaling take years off.
  • Ranges, ovens and fryers: often 10 to 15 years for the body, with burners, thermostats, valves and controls replaced along the way.
  • Dish machines: commonly 10 to 15 years. Scale buildup and chemical setup matter more than hours on the clock.
  • Beverage and draft systems: the cooling deck usually runs 8 to 12 years, but lines, seals, couplers and faucets are consumables on a much shorter cycle.
  • Kitchen HVAC and rooftop units: commonly 12 to 15 years, shorter if they're fighting a hood that's pulling more air than the makeup air system replaces.
  • Exhaust fans and makeup air: mechanically 15 to 20 years, provided belts, bearings and grease buildup get attention.

What shortens equipment life around here

Central Arkansas is hard on equipment for a few specific reasons, and they show up in the service calls we run every summer.

  • Heat and humidity. A condenser trying to reject heat into a 95-degree kitchen corner runs longer cycles, at higher head pressure, for months at a stretch.
  • Water quality. Scale is the quiet killer on ice machines, steamers, dish machines and coffee equipment.
  • Grease and dust. A blanketed coil or a loaded fan wheel makes the motor work harder for less airflow.
  • Airflow starvation. Equipment shoved tight against a wall, or a walk-in condenser buried behind boxes, ages fast.
  • Deferred small repairs. A torn gasket or a weak door closer turns into a compressor problem if it runs that way long enough.

Repair or replace: the signals that matter

There's no single formula, but these are the signals we point out to owners when it's time to have the conversation.

  • The unit is past its typical range and needs a major component. A compressor, a sealed-system repair or a control board on a 13-year-old reach-in is usually money better spent on replacement.
  • Repeat calls on the same unit. Three visits in a season for different failures usually means the whole machine is wearing out, not one part.
  • Parts availability. When a manufacturer discontinues parts, your downtime risk goes up no matter how good the technician is.
  • It can't hold temperature under real load. A cooler that's fine overnight but drifts during a lunch rush is a food-safety problem, not an inconvenience.
  • Downtime cost exceeds the equipment cost. For a grocery case or an ice machine in July, a lost weekend can be worth more than the unit.
  • Energy and workaround creep. Longer run times, propped doors and staff "tricks" to make it work are all real costs.

How preventive maintenance actually extends life

Most of the equipment we replace early didn't die of old age — it died of something small that ran too long. A scheduled PM program is mostly about catching those:

  • Cleaning condenser and evaporator coils on a set schedule instead of when something fails.
  • Checking door gaskets, hinges and closers, and replacing them before the box starts sweating.
  • Descaling ice machines, steamers and dish machines on a water-appropriate interval, and changing filters.
  • Checking belts, bearings, fan motors and amp draw on hood and HVAC equipment.
  • Verifying temperatures, controls and defrost cycles, and logging them so you can see drift over time.
  • Clearing drain lines before they back up into the box or the ceiling.

PM won't make a 15-year-old fryer new. What it does is keep equipment at the top of its range instead of the bottom, and it turns surprise failures into scheduled work you can plan around.

Leave the safety-critical work to a licensed technician

Cleaning coils and wiping gaskets is fair game for your staff. Anything involving refrigerant, gas piping or burners, electrical connections, or compressors is not. Refrigerant handling is federally regulated and requires certification, gas and electrical work carries real injury and fire risk, and a misdiagnosed compressor can turn a repairable unit into scrap.
